We got tired of watching smart people make expensive mistakes.

We kept meeting the same person. Successful, careful, good with money in every other part of life. And sitting on a property decision that quietly cost them six figures, because the only advice they ever got came from someone whose payday depended on them buying.

So we built BrickByBrick to work the other way around. We start with your numbers and we tell you the truth they point to, even when the truth is that you should do nothing at all. No urgency tactics, no brochure language, no pressure to transact today.

Case 01 · 2024

A couple holding two 3BR units, D17 and D18, a portfolio around 3.1m that looked fine on paper. In practice both had peaked, yield was softening, and the mix no longer fit where their family was heading. Rather than tweak one unit, we opened up the harder conversation: restructure the whole portfolio. We laid out the price positioning and where demand was shifting, then made the case for consolidating into a single 4BR in D15, a region with limited supply. They sold both and realised 1m in combined profit, banked, not paper, then bought once into the better position. They have collected keys and moved in, now holding for future growth, with the position around 3.8 to 4m.

Case 02 · 2025

A 2BR in D09, held four years, bought near the top on a promise of strong profits that never came. The value had stalled, the layout was one the market had moved past, and newer launches nearby were selling at similar prices with better configurations. The real question was not sell or hold, it was what the equity was actually doing for them. The answer was nothing. We advised a clean exit while demand was still there, even though the buyer came through another agent. They sold for a modest 50k gain and freed roughly 500k of trapped equity to reposition into a unit mix with real room to grow. A year on the original project is still soft, which says the call to exit was right.

Case 03 · 2025

A couple in D18, eight years in a 3BR, wanted to downsize to an HDB flat, partly out of fear of a job loss. Two things stood in the way. HDB rules blocked the move from private property into a 5-room flat, and we saw the gap between private and older HDB values widening, exactly the flats they were eyeing. The right call was not a transaction. We advised them to hold and wait, with a likely loosening of the rules once HDB prices stabilised. No sale, no commission, no number to show here. They left with a clear plan instead of a rushed decision made out of fear, which is the only outcome that mattered.
